Why Dublin has its own page

Most firestop packages we are asked to price sit in Dublin. That is not a slogan — it is how commercial and M&E work is procured in this county. Office and commercial fit-out. New-build cores and risers after first-fix. Student and residential schemes where the fire strategy is already approved and the details exist. The buyer is usually the main contractor with a specialist package, or the M&E subcontractor who opened the walls and now requires them sealed.

We keep one Dublin URL rather than five county stubs chasing the same query. Meath, Kildare, Wicklow and Louth are described on the areas hub, because the travel and the typical building type actually differ. Dublin’s difference is density: stacked floors, live tenants on fit-out, M50 timing, and M&E programmes that release a floor at a time.

West Dublin, north Dublin, and the M50

We travel from A83 FC42, Ardnamullan, Clonard — Enfield / Summerhill — not from a depot inside the M50. West Dublin is the direct run: Blanchardstown, Mulhuddart, Ballycoolin, Park West, Citywest, and the business parks that sit on that side of the ring. North Dublin and Fingal — Swords, the airport corridor, Santry, north fringe — is a similar day-shape once you are on the M50 northbound. South Dublin and city-centre sites are the M50 loop: leave the M4, take the ring, then drop in. That is a planned attendance, not a casual “we are already next door”.

Say which side of the city the site is on. A Citywest shed after mechanical first-fix is a different day from a city-centre fit-out with loading-bay slots and evening access. We plan labour around your programme, including evening or weekend sealing when the floor is clear, if the quotation provides for it. We do not assume out-of-hours attendance.

Typical Dublin packages after first-fix

The standard Dublin ask is reinstatement of compartmentation after M&E have run pipes, cables, trays and ducts. Risers and corridor walls on a new-build core. Shaft-wall penetrations on a commercial fit-out. Mixed services only where the issued system covers them. Tags to match the seal register so the Assigned Certifier can read photographs against IDs.

Linear joints come in behind drylining — head-of-wall to soffit, floor-to-wall, movement joints where a tested system is named. Cavity and void barriers are installed where they appear on the issued details, not where a walk-round suggests they should have been. If a barrier line or a penetration is missing from the pack, that is a design query. Installation of that opening waits.

We work from compartmentation drawings, the fire specification or the relevant TGD B details, and penetration schedules if the M&E contractor has them. An opening that is not on the schedule is a variation or a provisional sum. A find-all-penetrations duty is not included. We do not take a Dublin site on the basis of locating openings on site.

What Dublin work this is not

Existing apartment remediation is usually survey-led. That is not our standard offer. If a design or survey partner already holds that contract, we can quote the installation that follows — labour and certified materials to the details they issue. We do not select systems, we do not hold professional indemnity for design, and we do not sign design ancillaries.

We work to Irish documents: Technical Guidance Document B, Building Regulations Part B, and BCAR paperwork for the Assigned Certifier. We do not work to UK Approved Document B. The handover is a photo log, seal register, specified product evidence, and a construction ancillary stating installation to issued details only.
